Availability & Floor Plans

  • Can I be added to a waitlist if no units are available?

    At this time, we do not maintain a waiting list for future apartment availability. I recommend checking our website regularly, as availability is updated as homes become available. You're also welcome to reach out to our office anytime, and we'd be happy to let you know what options we currently have available. Please let us know if you have any questions—we'd be happy to help!
  • Are there short-term or flexible lease options available?

    Yes, we offer flexible lease terms ranging from 3 to 13 months, depending on availability. Rates will vary based on the specific lease term selected and your desired move-in date.
  • Do prices change based on lease term or floor plan?

    Yes, pricing can vary based on both the floor plan selected and the lease term chosen. Rates are also subject to change based on current availability and market conditions.

Application & Leasing

  • What is the application process and timeline?

    Our application process is completed online and typically takes 24–48 hours once all required documents have been submitted.
  • What documents are required to apply?

    To complete the application process, each leaseholder age 18 or older must submit an application and pass our screening process, which includes credit, income, and criminal background screening.
  • Can I lease an apartment without an in-person visit?

    Absolutely! We offer several options for those relocating from out of town or unable to visit in person. We can provide virtual tours, photos, videos, and floor plans, and answer any questions you may have throughout the leasing process.

Fees & Payments

  • What fees are due at move-in and what fees are due when I apply (application, admin, deposit)?

    Application fees are due when you apply, while the remaining move-in costs are due before receiving keys. Due at Application: $50 Application Fee per person (non-refundable); $200 Security Deposit (applied toward the total $600 deposit requirement). Due at Move-In: $200 Administrative Fee (non-refundable); remaining $400 Security Deposit (for a total deposit of $600). Please note that additional prorated rent/utilities, deposits, or risk-related fees may be required depending on screening results.
  • Are there additional monthly fees (pet rent, parking, amenities)?

    Yes! In addition to your monthly rent, residents are responsible for the following recurring monthly charges: Community Wi-Fi: $72.00; Trash, Valet Trash & Pest Control: $41.00; Building Facility Fee: $9.95; Utility Billing Fee: $5.95; Water/Sewer: based on usage and billed monthly through Conservice; Electric: billed separately through PNM; Gas (fireplace homes only): billed separately through NM Gas. Optional Monthly Charges: Pet Rent: $45 per pet; Covered Carport: $45 per month, subject to availability; Detached Garages: starting at $120–$250 per month, subject to availability.
  • What payment methods are accepted?

    For your initial move-in payment, all funds must be paid with certified funds, such as a cashier's check or money order. After move-in, residents can conveniently make payments through the BILT Payment Center, which offers several payment options, including: bank account (ACH), debit card, and credit card (processing fees may apply).
  • Are late fees charged for late rent, and when?

    Yes. Rent is due on the 1st of each month, and there is a grace period through the 3rd. If rent has not been paid by the morning of the 4th, late fees will be assessed to the account.

Resident Policies

  • What is the guest policy?

    Residents are welcome to have guests visit the community. For community amenities, each home may have up to two guests at a time, and residents must accompany their guests while using the amenities. Guests are not permitted to use community amenities without the resident present, and all guests are expected to follow community policies. If you'd like to host a larger gathering, the kitchen and recreation room may be reserved, subject to availability and community guidelines.
  • What is your smoking policy?

    Olympus Latitude is a smoke-free community. Smoking, including cigarettes, cigars, and similar products, is not permitted inside homes, on patios or balconies, or in community common areas. Residents and guests who choose to smoke must do so at least 25 feet outside of the community gates and properly dispose of all smoking materials.

Amenities & Community Features

  • What are the hours of operation for amenities (pool, gym, clubhouse)?

    Pool, Spa, Pickleball Court, Kitchen & Recreation Room: 10:00 AM – 10:00 PM; Rooftop Terrace: 5:00 AM – 10:00 PM; Dog Wash Station: 7:00 AM – 10:00 PM; Fitness Center & Self-Serve Car Wash: open 24 hours.
  • Are there community events or resident programs?

    Yes! We host a variety of resident events throughout the year designed to help neighbors connect and enjoy the community. Events may include: food and beverage socials; breakfast and coffee bars; wine and charcuterie gatherings; seasonal celebrations and holiday events; pet-friendly activities and contests; poolside treats and summer events; and resident appreciation giveaways and raffles.

  • Are parking permits required?

    No, parking permits are not required.


Utilities & Services

  • How do I set up electricity, water, and internet?

    Utilities at Olympus Latitude are designed to be simple and convenient. Internet, water, sewer, trash, pest control, and community fees are all set up through the community and billed directly to your resident account each month. The only utility you'll need to set up separately is electric service through PNM prior to move-in. If your home includes a fireplace, natural gas service through NM Gas may also be required.
  • What internet or cable providers service the community?

  • Is renters insurance required?

    Yes. As a condition of the lease, all residents are required to maintain $100,000 in liability coverage for damage to the landlord's property. You have two options: (1) Provide your own renter's insurance policy that meets the coverage requirements and submit proof of coverage. This option also helps protect your personal belongings. (2) Do nothing and be automatically enrolled in the community's Resident Liability Insurance Program for $15 per month, which will be billed with your rent. Please note that the Resident Liability Insurance Program only covers liability for damage to the landlord's property and does not cover your personal belongings. For personal property protection, you'll want to obtain a renter's insurance policy.
  • Is trash, recycling, and pest control provided? If yes, what are the fee costs?

    Yes! Olympus Latitude provides trash service, valet trash, recycling access, and routine pest control for residents. The monthly charge for Trash, Valet Trash, and Pest Control is $41.00, billed through your resident account.

Maintenance & Community Support

  • Is emergency maintenance available 24/7 and how do I submit an emergency maintenance request?

    Yes! Emergency maintenance is available 24 hours a day, 7 days a week. For routine service requests, residents can submit a work order through the resident portal. If you experience a maintenance emergency outside of office hours, please call the office phone number and follow the prompts to be connected with our on-call maintenance team, or place it yourself via the LOFT Living app.

Move-in & Move-out

  • How do I schedule my move-in date and time?

    Once your application and income verification have been approved, we'll send you a Move-In Steps email. As part of that process, we'll ask for your preferred move-in date and time so we can coordinate your arrival and ensure everything is ready for you.
  • What is the move-out notice period?

    60 days
